There is good news to report in regards to the Mortgage activity for the year 2022.  As you know, our mortgage rate reset from 4.5% to 6.625%   at 10/1/22 and we entered a 90-day period from 10/1/22-12/31/22 in which we were allowed to pay down any amount of principal without any 1% fees.  Our intent was to paydown what we could, and to refinance the remaining mortgage with the diocese before 12/31/22. Well the news is, that due to generous campaign donations made in Year 1, we were able to paydown the mortgage to $109,044.92 in outstanding principal as of 12/31/22. This large paydown has changed the principal and interest split in each monthly payment so that 80% will be  principal going forward.  We have determined that it is better to remain at the bank while we go through the next years of the campaign, rather than refinancing.  Our budget for 2023 is designed to cover the interest portion necessary, but principal amounts will be covered by the capital campaign as we go along.  

The organ refurbishment is well underway, although we have to wait patiently for the arrival of parts.   Hopefully, we will have the installation of the organ completed in time for Easter.  

The continuation of the roofing project will be the final phase of the improvements.   It is truly amazing what we can accomplish together, and we’d like to thank each and every one of you for your contributions and your support of the campaign.
